How much money do I actually need to buy a home?

Less than you think. Some loan programs require as little as 3% down, and VA loans may require nothing down at all. Closing costs typically add 2-5% on top. I'll connect you with a lender who can give you the exact number for your situation in one phone call.

Should I get pre-approved before I start looking?

Yes — and here's why it matters: sellers pick the buyer most likely to close. A pre-approved buyer is a sure thing. A buyer who still needs financing is a risk. When two similar offers come in, the pre-approved buyer wins almost every time. It takes a day or two and costs nothing.

How long does the whole process take?

From first search to keys in hand, most buyers are looking at 2-4 months. The search itself might take a few weeks. Once you're under contract, closing typically takes 30-45 days. Some buyers find their home on the first weekend. Some take longer. Either way, I don't rush you.

Do I have to pay you?

In most transactions, the buyer's agent is compensated through the listing agreement — meaning the seller's side covers it. I'll explain exactly how compensation works in our first conversation so there are zero surprises.
